How to find the homeowners who actually need your trade

4 min read

The hardest part of marketing a trade business isn't the message, it's the list. Reach the wrong homes and the best postcard in the world still goes in the bin. So the real question is: how do you find the specific homeowners who actually need what you do, and only pay to reach them?

The problem: most of a suburb is the wrong door

Any suburb is mostly wrong doors for your trade. Renters who don't own the roof. Apartments with no yard. Homes that already have solar, a pool, or a roof done last year. A blanket letterbox drop treats all of them the same and charges you for every one.

The old way: knock, drop, hope

Door knocking, flyer drops and buying a generic mailing list all share the same flaw: they can't see the property. They target a postcode or a demographic, not the actual state of each home. So you pay to reach thousands of people who were never going to need you.

The new way: read the property before you pay

High-resolution aerial imagery of almost every NSW home is now public, and AI can read it. That means you can look at each roof and backyard from the sky, cross-check public property data, and build a list of only the homes that show the signal you're after, before you spend a cent on postage.

What the signal looks like for each trade

  • Roofers: faded, streaked, mossy or rusting roofs that are visibly due for restoration, skipping the near-new ones.
  • Solar installers: clear, sun-facing roof planes with no existing panels.
  • Pool builders: backyards with genuine open space and no pool yet.
  • Painters, landscapers and more: the same idea, any signal you can read from the air or the data.

Why this beats buying a lead list

A bought lead list is stale, shared with your competitors, and tells you nothing about the actual home. A property-read list is exclusive to your campaign, mailed under your own brand, and every home on it has a real, visible reason to need you. You show up as the expert who already looked at their place, not another cold flyer.

That's the whole game: find the right homes, show each owner their own, and skip everyone else. EstatePR does exactly this for NSW trades. Build your first campaign and see the homes in your suburb.
